VISUAL AMENITY ASSESSMENT
MILLIGAN FARM, PROPOSED POULTRY SHEDS
LEGEND
1. Introduction
This Visual Amenity Assessment has been conducted as part of an Operational Works
Application to address Sunshine Coast Council’s Information Request (MCU12/0184).
The subject site is located at 124 Top Forestry Rd, Ridgewood, just under 10km west of 2
Cooroy by road. Currently the property (Lot 21 SP226606) is managed as a successful Proposed Poultry
c::=::::J Shed & Number
commercial Avocado Farm.
Proposed is to integrate commercial poultry production on the farm. This will involve the
construction of 8 new poultry sheds (approximately 100m x 16m x 4.Sm) strategically
located on ridges of the properties landscape.
The property and surrounds are part of the Mary River Catchment Locality. The ridges
proposed to be developed are situated in a valley that drains to Blackfellow Creek.
The site and surrounds are typical of the regions hilly terrain with many steep ranges and
narrow valley floors.
The objective of this Visual Assessment is to firstly establish what visual impact the
proposed structures may have on the landscape from surrounding locations/properties.
Secondly, to provide practical solutions to minimise negative affects on visual amenity.
These two components of the Visual Amenity Assessment are in general accordance with
relevant Sunshine Coast (Noosa)Council’s requirements. Refer The Noosa Plan below.
2. Methods
The methods of assessment include the following points I actions undertaken:
. Assess the proposed development layout (Engineering Plans and Reference
photographs of similar commercial poultry sheds).
. Review the proposed layout on contour and aerial images.
. A site inspection of each shed site and assessment of current landscape
.
Survey of surrounding terrain to determine views of proposed development from
key locations I road reserve view points.
. Photographic records of select views and relevant elements.
3. Findings
The proposed development has been engineered/designed to be unobtrusive as far as
practical on existing cleared ridges on the property.
Given the differing alignments of the sheds and factors including terrain, vegetation,
distance and differing aspects available toward the proposed development mean that
not all sheds can be seen from anyone location.
Existing vegetation (planted and natural) provides some screening at present and the
local terrain on site and off will also screen portions of the development.
Portions of the proposed sheds will be visible from a number of locations however the
sheds (or the ridges they occupy) should not form any part of the skyline given that the
forested hilly terrain behind provides an expanse of vegetative backdrop and skyline. AMENDMENTS
The surrounding rural spatial character means that distances in the hundreds of metres Issue O_Dtlon Dale
separate neighboring properties to the subject site. A OperatlonalWorb 18.03.13
