TWO GLAMPING TENTS
Accepted development subject to requirements (no planning approval required)
1. It is the responsibility of the owner to ensure the development meets the use definition
of Nature Based Tourism (provided below).
2. It was discussed that if 2 glamping tents were proposed as Nature Based Tourism, the
development may be ‘Accepted Development subject to requirements’ providing the
proposal meets the provisions in Table 5.5.13 and the relevant identified (in the Table)
Acceptable Outcomes in the Rural Zone Code and the Visitor Accommodation Code.
3. It should be noted that the 2 glamping tents are required to be outside of any of the
Overlays that affect the site otherwise a Code Assessment application is required.
4. Infrastructure Charges will apply to the 2 tents if a Building Permit is applicable.
IF NATURE BASED TOURISM (whole proposed development excluding RV parking (as
discussed in the meeting and see Item 10 below)
Impact Assessment - public notification required
5. As part of any application, it would need to be demonstrated the development meets the
Nature Based Tourism definition outlined in The Noosa Plan 2020 and compliance with
the relevant codes including but not limited to the Sustainable building design code and
AO20.1 – AO20.13 of the Visitor Accommodation Code.
6. The proposal triggers an Impact Assessment application process because more than 4
cabins or 6 tents are proposed. If the proposal is only for 4 cabins or only 6 tents, a Code
Assessment application would be required to Council (no public notification required)
7. The development could be staged. However, if not staged and should a code
assessment approval be issued for 4 cabins or 6 tents and in the future more cabins or
tents are proposed, an impact assessment application would be required as the total
quantity of accommodation exceeds that required for code assessment (max. 4 cabins
or 6 tents).
8. It was discussed if 1 or 2 glamping tents on skids could be occasionally located in the
riparian buffer. A detailed assessment is required (as part of the application) for this
request but it may be considered if an area within the riparian buffer is proposed to be
regenerated.
9. Any application to Council should include dimensioned and to scale plan/s clearly
detailing floor layout of the cabins and the amenities and BBQ.
10. The self-contained RV’s are proposed within the riparian buffer are unlikely to be
supported. In addition, the RV’s would change the use type to a Tourist Park
(development viewed as a whole) and would then be an inconsistent use in the Rural
zone (because of built structures see Table 5.5.13 for Tourist Accommodation).
11. The proposal should be located outside of all Overlays.
IF SHORT TERM ACCOMMODATION (whole proposed development excluding RV parking
as discussed in the meeting and see item 10 above)
Impact Assessment - public notification required
12. Generally similar comments to the Nature Based Tourism excluding the Nature Based
Tourism provisions in the Visitor Accommodation Code.
Definitions of Short Term Accommodation and Nature Based Tourism is provided below for
your information.

Mark Lewis, Coordinator Engineering -
Comments
13. The boundaries indicated in red on the submitted plan are not correct. During discussion
Jodie indicated that she was aware that the boundaries were not correct and explained
some background to the linework. Any plan submitted as part of an application will need
to include correct boundaries.
14. The site has significant areas subject to the Flooding overlay map. It was suggested that
development of the site within the mapped flood hazard area would be unlikely to be
supported. The flooding impacts on the access road to Kin Kin Township were also
discussed. It was suggested that any application would need to acknowledge the
flooding impacts and include an Emergency Management Plan for residents, staff and
guests.
15. The standard of the existing access was also discussed. Depending on the scale/type
of the proposed development improvements may be required to the existing access
(widening, sealing etc) and to the road formation (widening, linemarking etc).It was
suggested that the applicant engage a civil engineer to assess the access and make
recommendations on any necessary improvements for the specific development.
16. Depending on the scale/type of development proposed improvements to the existing site
effluent disposal system may be required. It was discussed that this issue would need
to be considered with any application.
17. It was also noted that parts of the site are also mapped as being in a Landslide Hazard
Area. Any proposed development within the mapped parts of the site would need to
address the hazard in accordance with the relevant code.
6. INFRASTRUCTURE CHARGES
A Development Permit for the proposal will trigger Infrastructure Changes.
A request for written advice for an Infrastructure Charges Contribution Estimate relevant to
your proposal may be obtained for a fee.

for their specific requirements in respect of your proposal.
