7.0 CONCLUSION

This Town Planning Report has been prepared to support a development application for Material
Change of Use for extension to an existing Supermarket (Retail Business Type 2 Shop & salon) at 3
Layana Way, Noosa Heads. Under the Noosa Plan the site is included within Noosa Heads Locality and
Business Centre Zone.

The proposal is for extension of Coles supermarket within Noosa Fair Shopping Centre. The proposal
has been designed with a building form, scale, and bulk compatible to the existing and surrounding
development.

The proposal is supported on the following grounds:

    •    The proposal does not introduce a new use but rather provides for an extension to an existing
         supermarket;

    •    The proposal will provide for an enhanced supermarket offering providing community benefit;

    •    The proposed use is a consistent use supported by the Noosa Plan;

    •    The proposal demonstrates compliance with the overall outcomes of the Noosa Heads Locality;

    •    The proposal demonstrates compliance with the applicable planning scheme codes. Where
         probable solutions are not met a suitable alternative solution is achieved, demonstrating
         compliance with the relevant specific outcome.

Approval of the application is warranted.
