3.0 SITE DESCRIPTION
The subject site is located at 3 Lanyana Way, Noosa Heads and legally described as Lot 54 on
RP139776. The allotment is 28,240m² in area and has a road frontage to Lanyana Way of
approximately 200 metres and a road frontage to Wyandra Street of approximately 75 metres.

The existing development comprises Noosa fair Shopping Centre with all site access from Lanyana Way.
Coles Supermarket is the centres anchor tenant, with a variety of smaller retail stores and offices.

The surrounding area is currently characterised by commercial and retail premises, low density
residential housing and vegetated bushland. Directly to the south of the site and surrounding the
Business Centre are residential neighbourhoods generally consisting of detached houses. To the west of
the site is Pinnaroo Rotary Park which is heavily vegetated. Land uses directly adjoining the north of the
site include a Council owned car park and the Noosa Heads Bowls Club. To the east of the site, along
the length of Lanyana Way is the Noosa Junction business centre.
