Bushfire Hazard Assessment v3 NCES REF: J001178 Lot 4 on RP809059 – 33 Pavilion St, Pomona QLD 4568 2 SITE DESCRIPTION 2.1 General The site measures 3.327ha and contains an existing dwelling and associated infrastructure within the eastern corner of the site with the balance area primarily comprised of pasture with low density of woody vegetation. A small unit of riparian vegetation is present bordering the dam in the central site extent. The site is zoned as Low Density Residential and Rural within the Noosa Plan 2020. Plate 2 depicts the site’s position in the landscape and the extent of existing development. Plate 2 – Site Context (Source: Nearmap November 2022) 2.2 Topography The slope of land is a major determinant of fire behaviour. Fire burns faster as it travels upslope via preheating of unburnt fuels ahead of the fire front which increases the rate of spread and fire line intensity. Conversely, fires move more slowly as they travel downslope. Fire line intensity is a function of the rate of spread (QFES 2019). The site reaches a topographic high of approximately 98m AHD along the eastern boundary and declines towards the western boundary to a topographic low of approximately 82m AHD. Cooroora Creek flanks the western boundary of the site. The sites topography is dominated by a broad alluvial floodplain in the west and centre and moderate slopes of approximately 5 degrees in the eastern site extent. A poorly defined watercourse flows south to north through the centre of the site. Plate 3 depicts topography conditions within and adjacent to the site. © 2025 4
