My wife & I are residents at Parkridge near the proposed development above. We are of the opinion that this development is excessive and dangerous, due to the following:
1) Bushfires. The whole surrounding area is bushland that is either National Park or Council Reserve. There is a serious fire threat in the area and a bushfire in the future is inevitable. At present there are around 2,000 residents in Parkridge, Noosa Springs & Elysium  all of whom will be trying to exit on the single narrow road in an evacuation. It will be chaotic and lives will be endangered.
This new development will add around 300-400 additional persons extenuating the danger in an evacuation.
2). Noise. There are two aspects to this point. A) construction noise will seriously interfere with all Parkridge residents whilst the buildings are built. Where we live us only 50 metres from the site. Can noise reduction fences be erected?
B) After construction, there will be excessive noise from the large pool areas being built. I base this concept on the fact that we can clearly hear the noise from Noosa Springs pool area at present & that is 200 metres away. This is a small pool area. So two much larger pools a lot closer will create excessive noise.
3) Overdevelopment.  I believe this resort is an  overdevelopment in this tranquil, bush community. The additional traffic created once this construction is complete will crowd & block the narrow entry roads and endanger the wildlife.
Solution
The best solution is to deny the development.
Otherwise I think there are three things the council should consider.
1). Reduce the size of the development by 50%.
2). Build an access road off the entry roundabout to Noosa Springs directly onto Eenie Creek Road to enable safe & quick exit. That would be expensive but should be an expense imposed on the developer.
3). Build sound restriction fences between the resort & Parkridge.
