To whom it may concern,

How are you? .

The development of the Noosa Heads Bowls Club area is of great interest to me and many of my neighbours, as our set of 15 townhouses back onto the area in question.

I have a considerable amount of knowledge of the area after purchasing a townhouse in Banksia Ave roughly four years ago.

Pinaroo park

- A place of much controversy and a change would be a great idea.
- The park at the moment attracts bad behaviour by day and night.
- Seeings that a community sports facility is being taken away from that area, there is an opportunity for the council/developer to give back to the community some sort of public sports facilities. Eg. Beach volleyball court, basketball court, ropes course, fitness circuit.

- A transformation of that park from a BBQ and boozing park into a sports and fitness park would maybe help it from attracting drug dealers in the day and drinking screaming and fighting at night time.

New Road to Roundabout

- It looks like a road goes thru a good bit of the park and to the roundabout. This is a small concern as to the increased flow of traffic going up the Noosa Drive. The noise volume that some cars produce and especially motorbikes when accelerating up this hill shakes our houses a lot of the time.

- If more traffic was going to be heading up this road I would like to see some speed restrictions in place going up the hill, noise restrictions really. As I imagine anyone leaving the tavern will go this back way.

- Really it would be great to see a more pedestrianized area, with maybe a one way in road. But i could understand if this was impossible as you would then only have really one exit.

The Junction

- The design looks very well planned but as it is not completely clear as to what it will really turn out like I have a few views on this matter as it will shape the neighbourhood I love and will probably be living in for most of my life.

- Try to make it more foot friendly lots of people live within walking distance and many tourist don't have cars that stay nearby so yeah see if you can get the cars underground and make it a really unique little village area to visit and not just a carpark like most other shopping centres, then I think it will be a lot more successful for all the businesses involved.
- Adding an italian style piazza area with plenty of alfresco dining day and night would be something that does not exist in Noosa. Nice creeping vineyard style shade cover to provide a more green and natural look to the area. (This could already have been done with the Arcadia st. redevelopment with restaurants being given permission to have tables out further.

Tavern

- Approxiametly two years ago when I heard the bowls club was struggling I put a proposal to them to convert one of their bowling greens into a multipurpose outdoor sports facility. They were very interested in the idea but however by that stage they had already sold to Coles.

- I believe that a sports style tavern could really work here but only if it went a bit further than to just show sport. And gamble on sport. Adding actual sporting facilities could improve the popularity of the establishment. I have seen pubs with driving ranges in them, table tennis, ten pin bowling and even lawn bowls.

- As a tribute to the bowls club at least having a few artificial bowling greens as part of a beer garden would be something unique and entertaining for patrons.

- I hope that the developer puts something more there than just another pub with pokies, restaurant and tab, just so they can have a big Liquor Land there.

If the council or the developer would like to here more input or ideas for the future of the Junction I would love to get involved in any discussion.

It would be greatly appreciated if I could be informed of any further public meetings that are held about this application.

Thank you for your time.

Yours sincerely,

Peter Holden
