5.6.2 Side Boundary Setback
Acceptable outcome AO12.1 of the Medium density residential zone code prescribes a minimum side
boundary setback of:
• 1.5m setback up to a wall height of 4.5m
• 2.0m setback between a wall height of 4.5m – 7.5m
• 2.5m where above a wall height of 7.5m.
The proposed development contains the following side boundary setbacks which partially do not comply
with acceptable outcome AO12.1:
Lot 1 Dual Occupancy
• Varying setback of 0.875m – 2.5m up to a wall height of 4.5m along the eastern boundary
• 1.0m setback up to wall height between 4.5m – 7.5m along the eastern boundary
Lot 2 Dual Occupancy
• Varying setback of 1.0m – 1.4m up to a wall height of 4.5m along the western boundary.
It is important to note that the setbacks as mentioned above vary along the wall length and therefore non-
compliance is only limited to certain sections along the eastern façade of the Lot 1 dual occupancy and the
western façade of the Lot 2 dual occupancy. Further, all other setbacks comply with the provisions of the
Medium density residential zone code, noting that the setbacks between the dual occupancy units are
considered to be internal.
An assessment which demonstrates compliance with correspondence performance outcome PO12 is
provided in the table below.

by landscaping for the full length of the boundary. The
second level contains a side boundary setback of 2.5m-3.4m
which exceeds the planning scheme requirement.
Accordingly, visual and acoustic privacy impacts are
considered negligible.
