INFORMATION REQUIRED
The information requested is set out below:
PLANNING
Issue
The submitted proposal plans do not include sufficient detail to determine overall Plot Ratio and Site Cover.
Information Required
Please provide amended plans with the following detail:
Total Plot Ratio calculation of the whole development (Refer to Noosa Plan 2020 definition of gross floor area) provided on the plan. A gross floor area calculation plan is preferable.
Total gross floor area of each unit per floor level (new and existing)
Total site cover percentage. A site cover calculation plan is preferable.

Please also provide additional information to demonstrate/confirm the following:
Confirmation that the bonus provisions for “Small Dwelling Units” are appliable to this development (dependent of gross floor area calculation)
Confirmation that sufficient parking has been provided based on either number of bedrooms per dwelling unit or gross floor area (if the bonus provisions for small dwelling units are applicable).
ENGINEERING
Issue
Council has some concerns with the proposed reconfiguration of the external carparking area and the submitted vehicle manoeuvring paths.
The proposed layout removes the existing bin storage area but the plans do not indicate where it is to be relocated.
The width of car space No 4 does not comply with AS/NZS2890.1:2004 due to the adjacent wall
The layout does not appear to provide sufficient space between car space No 1 and the adjacent storage and stairs
The vehicle manoeuvring plans do not indicate the vehicle type or indicate the door openings and returns on the garages.
Information Required
Indicate on the plans the location for the proposed bin storage area. The area must be of sufficient size to cater for the bins from the existing units and the proposed additional unit. Please note the bin storage and bin arrangements must be in accordance with The Noosa Plan 2020 – Waste Management Code and PSP 9 – Waste Management
Amend the carparking layout to ensure that all spaces are in accordance with AS/NZS2890.1:2004 (user class 1A)
Provide amended plans that provide sufficient space between carspace No 1 and the adjacent storage and stairs or alternately provide justification for the submitted layout
Indicate the garage door openings on the vehicle manoeuvring plan and the vehicle manoeuvring plans must be for a B99 vehicle as described in AS/NZS2890.1:2004
Issue
Council has some concerns with the transitions from the proposed driveway to the adjoining sections of footpath.
Information Required
Provide additional detail on the extent of works required to smoothly transition from the proposed driveway to the adjoining sections of footpath.
Issue
It is expected that the proposed development will need to include changes/additions to the existing stormwater drainage system but no detail has been provided.
Information Required
Provide a plan of the existing stormwater drainage system and indicate any additions/improvements necessary to comply with current standards. Please note that the system must be in accordance with The Noosa Plan 2020 – Water Quality and Drainage Code and include climate change considerations (Performance Outcome PO2 and Acceptable Outcome AO2.4 (a 20% increase in rainfall intensity by 2100.)
