4.0 Planning Report
Attached to the e-mail Amended DA Form 1 & Planning Report - MCU18-0062 & OPW18-0084.msg.
1.0 Introduction
Dear Sir/Madam
This report has been prepared subject to a development application for a combined material
change of use and associated operational works to develop vacant land in accordance with the
regulatory provisions of the Noosa Plan.
We as the applicants have been engaged by our client, Paul Winter whom is acting on behalf
of all land owners as outline on the attached registered title.
1.1 Proposal
Development is proposed, comprising seven individual tenancies within one building. The building is
of a tilt-slab concrete construction, with each tenancy divided by a tilt-panel fire insulated wall. Each
tenancy has been designed to be of similar size (being 123.4-125.0sq.m respectively excluding
mezzanines) and shape, with the exception of tenancy 1 which has been configured due to the site
constraints. Three tenancies have proposed caretaker’s residences, these are located in buildings 7, 6
and 5 and are positioned towards the rear of the site. All buildings have been designed and orientated
towards the east, ensuring afternoon heat and glare from the west is absorbed into the rear tilt-panel
concrete wall. Eaves are incorporated into the building design and are an essential element of the built
form.
Car parking has been proposed on the eastern boundary and is separated from the property boundary
by 1.15M (approximately). This area is proposed as landscaping. Additional landscaping has been
provided at the front of the site between Vision Crt and the proposed building, and at the rear of the
site between the rear property boundaries and the building. Landscape species selected are endemic to
the Noosa shire and the design achieves bulk, scale and clumping so as to mitigate the visual scale and
bulk of the built structure.
