2.0 Site Context

        2.1 Site location
The site is part of the Noosa Industrial Park which is centrally located amongst the
established industrial precinct of Noosaville (see figure 1). Situated 7 minutes’ drive from
Hastings Street and less than 1 Kilometre from Noosa’s Shire business centre and shopping
centre.

Noosa Eumundi Road acts as a major feeder road in and out of the Noosa region from the
Bruce Highway and is the main spine road through the Noosaville industrial precinct.
Noosaville Industrial Park offers access to Eumundi Road from both Venture Drive and
Gateway Drive and will link road the two precincts together improving traffic flow and the
volume of passing traffic through the area.

Venture Drive, to the east is a mix of existing industrial developments, comprising of local
businesses. Gateway Drive to the south-east is also a mix of industrial developments,
accommodating a diverse mix of local businesses – excluding the newly developed Bunnings
Warehouse. The subject site is one of many newly created lots that now link the two
industrial precincts together.
Figure 2 indicates zoning.

The existing vacant site subject of this application forms as a second stage to the newly
created lots fronting Venture Drive. Development has been recently completed on several lots
on Venture Drive, with future development planned to begin in the near future also. The site
is clear of any mature vegetation as a result of operational works and the creation of lots. The
proposed development on site includes a mix of deep rooted and soft planted landscaping,
totalling 15.0% of the sites area, and will result in the provision of endemic species and shade
trees to soften the built form and visual appearance of the street.
