1             Introduction
MRCagney has been commissioned by Asher Capital to undertake a traffic engineering assessment of a
proposed service station and convenience store to be located at 175 Eumundi Noosa Road, Noosaville

The opening year of the proposed development is anticipated to be 2019, therefore the critical design year for
traffic analysis purposes would be 2019, in line with the Department of Transport and Main Roads (DTMR) Guide
to Traffic Assessment (2017)1.

This report will accompany a Development Application to be lodged with the Noosa Shire Council, addressing
the following traffic-related issues:

 The traffic impacts of the proposed development on the adjacent external road network;

 The site access arrangement of the proposed development;

 The recommended works on the external road network associated with the proposed development (if
  required);

 The car parking provision; and

 The servicing arrangement.
A summary of the findings is included within Section 5 of this report.
