Re: Application Number MCU25/0118
Description: Development Permit for Material Change of Use by Coast2Bay for Multiple
Dwellings-Affordable Rental Premises 25 X small dwellings plus one community room
dwelling.
Site Address: 64 Lake Macdonald Drive, Cooroy Qld 4563 on Lot 2 (part) SP348613

I make the following submission addressing the proposed development on land
adjacent to Dianella Court as being not suitable for this location and request the
application not be approved.

     1. The land is meant for Community Facilities with the long-term intention of future
cemetery use. A residential development goes against this zoning which is what
the community has always been told was the intent for this land.
     2. The site adjoins low-density homes. The proposed scale and density are far
biggerthan anything around it and would permanently change the quiet
character of this part of Cooroy.
     3. The local plan aims to protect Cooroy’s village feel, low rise scale and
community identity. This development is inconsistent with that vision and sets a
        worrying precedent for future development.
     4. Dianella Court cannot safely handle the traffic. Dianella Court is a small
residential street designed for just 28 homes. Adding access for additional
housing would cause safety issues, congestion, parking overflow and significant
        disruption for existing residents.
     5. The location is too far from shops, transport and services. Good planning says
higher-density or social housing must be close to shops, schools, transport and
support services. This Location is beyond accepted distances to core function
        shops and services.
     6. Modern planning practice avoids putting large scale clusters of rental or social
housing in one place. Housing should be integrated, not concentrated, so that
communities remain balanced, connected and supportive.
     7. Residents would experience significant change in neighbourhood character.
In summary:
This development conflicts with the long-term intent of the zoning.
Conflicts with the Cooroy Local Plan - not a medium density area.
Is too dense forthe area
Creates traffic and safety risks
Is poorly located for residents
