Dear Applicant
Further Advice – Development Application
I refer to your application and advise that Council wishes to provide you with further advice
about the application in accordance with the provisions of the Development Assessment Rules
2017.
1. APPLICATION DETAILS
Application No. 51901.25.01
Street Address: Noosa Central 6 Bottlebrush Ave Noosa Heads Qld 4567

2. FURTHER ADVICE
You are advised that the following further information is requested:
Issue – DA Form 5
The DA Form, Part 2 refers to the street address as “4-12 Bottlebrush Avenue”, the correct
property description is 6 Bottlebrush Avenue.
Information Required
1. Provide revised DA Form with correct street address.
Issue – Plan Detail
The submitted plans do not provide sufficient detail for Council to assess the proposal, further
detail is to be provided in regard to the extent of works, particularly in the road reserve.
Information Required
2. Provide engineering plans demonstrating the extent of the works relating to the
proposed ramp and stairs. The plans must be prepared by a suitably qualified person

a. earthworks (extent of cut/fill, spot levels, details of existing/proposed retaining
structures, etc.); and
b. frontage works (grades, levels, finishes of existing/proposed infrastructure).
Issue – Condition 15
The supporting information details that Condition 15 is not affected as a result of the proposed
works as there was a surplus of car parking spaces provided on the site at the time of
construction.
Information Required
3. Provide relevant plans to suitably demonstrate the development complies with condition
15 i.e., show the development’s car parking plan and the location of the spaces provided
in surplus at the of construction.
Issue – Privately Owned Assets in the Road Reserve
Council typically does not support privately owned assets in the road reserve. Council
recognises that an opportunity exists to limit the amount of private infrastructure in the road
reserve.
Information Required
4. Provide amended plans that limit the amount of privately owned assets from the road
reserve (i.e., relocate the proposed ramp towards/within the subject site and
retain/propose vegetation within the road reserve).
Issue – Requirement of the Proposed Stairs
In conjunction with Issue 2, it is questioned whether there is a need for both the pedestrian
ramp and stairs, as it is large impervious area within the front setback adjacent to residential
premises.
Information Required
5. Provide justification for the proposed staircase and whether this is a legislative
requirement in addition to the ramp.
3. DUE DATE FOR RESPONSE TO FURTHER ADVICE
A response to the further advice is required by 17 February 2025. Email your response to
