northern portion of the site. The site is also encumbered by a number of easements
with a large gas pipeline easement dissecting the site through the centre.
East: The eastern boundary of the site adjoins a number of low density residential
allotments along Prospect Place. These residences are low set detached dwellings
located on sites ranging from 616m2 to 839m2.
South: The southern boundary of the site adjoins Trading Post Road, where the site is
accessed by a 10 metre wide battle-axe handle. The driveway of the site is located at
the end of the Trading Post Road cul-de-sac.
West: The western boundary of the site adjoins the approved Multiple Housing – Type 3
development currently under construction. The proposed development will form
part of the larger approved development increasing the number of dwellings by 10
for a total of 230 independent living units.
It is considered that the proposed development will have no negative impacts on surrounding
properties as it will form part of the approved development MCU15/0311 at 19 Trading Post Road.
