PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 7 FEBRUARY 2023 EXECUTIVE SUMMARY An application to redevelop 214 David Low Way, Peregian Beach has been lodged with Council. The site is zoned Local Centre, has an area of 271m2 and forms part of the Peregian Beach village having frontage to the David Low Way – Grebe Street service road and the village square. The applicant proposes to partially retain the existing single storey building and remodel it to retain two shop tenancies and convert three tenancies for a food and drink outlet. A new upper floor level is proposed for office tenancies and a small food and drink outlet and balcony overlooking the square. The proposed uses are consistent with the zoning intent for the site and the building form incorporates a range of materials and finishes that are consistent with the contemporary coastal built form of the area. Whilst the building generally meets Planning Scheme requirements it does not comply with carparking, landscape open space and setback requirements. The proposed areas of non- compliance are considered acceptable due to the small area of the site, the existing built form of the area and the provision of an infrastructure agreement to address carparking contributions. RECOMMENDATION That Council note the report by the Acting Coordinator Planning to the Planning & Environment Committee Meeting dated 7 February 2023 regarding Application No. MCU22/0154 for a Development Permit for Material Change of Use - Food and drink outlet, Shops and Offices situated at 214 David Low Way Peregian Beach and: A.
