                     Plate 14 – Emergency alternative access route waterway crossings
Where not located directly adjacent to hazardous vegetation (i.e. macadamia orchards), it is
recommended both the primary and emergency alternative access routes achieve a minimum
of 3.5m horizontal and 4.8m vertical clearance in accordance with the QLD Fire Hydrant and
Vehicle Access Guidelines 2019.
Where located directly adjacent to hazardous vegetation, it is recommended both the primary
and emergency alternative access routes satisfy the SPP Bushfire 2019 Assessment
Benchmark 4 Table 4 Fire trail specifications identified in Plate 12 Section 5.4 herein.
Minor concessions to the width specifications are deemed acceptable over short distances to
prevent impact to sensitive riparian vegetation and aquatic habitat about creek crossings.
Note, the definition of routine management (a) under the Planning Regulation 2017 allows
exempt clearing to be undertaken up to 10m width for a vehicular track. It is therefore expected
any vegetation modification requirements can likely be conducted as exempt clearing given
the tracks are existing tracks.
The plan of development does not currently include or nominate passing bays along the
primary and emergency route to the wedding marquee hence it should be amended to provide
suitable passing bays approximately every 80m and to a suitable specification as advised by
a RPEQ. It is noted the main entry driveway through the battle axe handle is particularly wide
and passing bays therein may not be necessary.

5.6 Landscaping and Regrowth
Existing and future landscaping within the site should avoid increasing the potential for
bushfire hazard. Assessment Benchmark 5 of the SPP Bushfire 2019 seeks that the site layout
places the landscape and open spaces within the site between premises and adjacent mapped
medium, high or very high potential bushfire intensity areas. This landscaping and open space
comprises protective landscape treatments that:
1. Comprise only low threat vegetation (for example grassland managed in a minimal fuel
condition, maintained lawns, golf courses and cultivated gardens); or
2. Are designed to ensure a potential available fuel load is maintained at less than 8
tonnes/hectare in aggregate and with a fuel structure that remains discontinuous.
To reduce the potential for bushfire impact to buildings, structures and occupants as a result
of future regrowth and landscaping works within the site, it is recommended:
        The landscaping conditions within the nominated APZ satisfies Assessment
         Benchmark 5 of the SPP Bushfire 2019 and the low threat vegetation criteria
         prescribed in section 2.2.3.2 of AS 3959:2018 or later iterations thereof;
        No woody mulch is used within 2m of buildings;
        No large trees (i.e., >20m in height), of an open forest tree species, are retained within
         10m of the building;
