We, Eldon Bottcher Architects as competent persons have been requested to review aspects
relating to bushfire on the property as described below:
    1.1.       Address:
               48 & 59 Kabi Road
               501 Lake Flat Road
               Cootharaba

    1.2.       Local Authority
              Noosa Shire Council

    1.3.      R.P.D.
              Lot 7 on RP216403
              Lot 394 on M37117
              Lot 650 on M37380

    1.4.       Potential Bushfire Hazard Rating.
               The risk rating maps prepared for the State Government and Noosa Plan 2020
               show the ratings on this property as Low, Medium, High and being in a
               bushfire hazard buffer area.

    1.5.       Potential Bushfire Hazard Rating.
               Desktop Study and assessment against the State Planning Policy Mapping
               Methodology generally confirms the intent of State and Local Government
               Mapping.

    1.6.       Document Review
               The following documents have been reviewed as a base on which to formulate
               our advice;

               State Planning Policy 2017
               SPP Interactive Mapping ( Bushfire)
               Noosa Bushfire Hazard Mapping
               Noosa Shire Town Plan (Overlay Codes)
               Proposed Development Plans

               Development Plans
               Development plan A-DA-01.04 (see attached appendix B in particular ) shows
               the proposed building layout in relation to the mapped bushfire hazard, and in
               particular the extent of the hazard buffer area. The proposed buildings are
               clearly shown outside of that buffer and are therefore in a Low Hazard Area.
