RAL23/0015 Development Application To Reconfigure A Lot (1 Lot Into 2 Lots & Access Easement) At 11 Billabong Way, Tewantin · Attachment 2 – (RAL23-0015) – Planning Officer’S Report
a) for establishing or maintaining a necessary firebreak to protect infrastructure, other than
a fence, road or vehicular track, if the maximum width of the firebreak is equal to 1.5
times the height of the tallest vegetation next to the infrastructure, or 20m, whichever is
the wider;
b) for establishing a necessary fire management line, if the maximum width of the clearing
for the fire management line is 10m; or
c) necessary to remove or reduce the imminent risk that the vegetation poses of serious
personal injury or damage to infrastructure.
Minor vegetation clearing has occurred historically on the site under essential management
clearing exemption provided for bushfire protection under the Planning Regulation 2017.
The location of the proposed dwelling within the building envelope has been appropriately sited to
reduce the need for substantial vegetation clearing. Minor clearing of maintained gardens maybe
required and individual trees that fall within existing exempt clearing rights e.g. adjacent the existing
carport.
The future development footprint for proposed Lot 1 does not create any further vegetation clearing
exemptions that weren’t already available pre-development.
Bushfire Hazard
The site is identified as High potential bushfire intensity on the Noosa Plan 2020 Bushfire hazard
overlay, and Queensland State Government State Planning Policy Mapping.
