Ros and Graham Broadhurst 32 Plover Street, Peregian Beach, Qld [email protected] 0418 112 920 Ros 0437 471 368 Graham 12th September 2023. GIA Request for change of landscaping. Request is as a result of the Bushfire Risk Management Assessment and the Bushfire Risk Assessment Plan carried out by Project BA Certifiers after the Noosa Council Decision notice, “Minor Change 1st February 2022”. The Bushfire Attack Level (BAL) for the east, north and south building elevations is BAL 19. This disqualifies clause 9 of the Minor Change Approval, “screening vegetation must be planted for the full length of the north and south boundaries with native endemic trees with a mature height of not less than 8 metres with a maximum spacing of 2 metre centres”. These trees which can catch burning embers will also have a wide spread and continually touch the building, instead, fire resistant shrubs are allowed. The Eastern 6 metre land area can have some fire resistant ground cover and shrubs but the major part should have a lawn buffered zone. However the western elevation (BAL 12.5) can have as prescribed the higher trees on the first 6 metres of the north and south boundaries. This removes the fire responsibility from council over these 8 metre trees on the north and south boundaries along side the building. It should be noticed the property next door at 34 Plover Street has a building approval dated 14th June 2022 and no such conditions were put on their approval and mentions only “dense landscaping” to the north and south of the building which is 3 storeys in height. No doubt the fire ratings were known at this stage. Just what planting can we do on the council verge which is quite wide here at 7 metres? A 45 litre street tree is mentioned, is this on the council verge or on private land? We do wish to plant more. Finally we do request open discussions with the planner. We look forward to hearing from you. Thankyou, kind Regards Ros and Graham Broadhurst.
