MANDATORY NOTICE FOR INSPECTIONS
Building Regulation 2006 AS AMENDED
It isa condition of the approval of this Building Application that twenty-four hours
(one working day) notice shall be given to the relevant area Building Certifier when booking an inspection:
This approval is subject to:
(a) Compliance with the requirements of the BUILDING ACT of | 975 AS AMENDED
and all other relevant Acts, Standards and these approved Conditions,
(b) alterations shown in red and endorsed on plans and specifications.
(c) Conditions as noted on the attached decision notice.
Note: This approval will become void 24 monthsafter the date below if the building work has not been completed and final
certificate issued by this date( If removal house, this approva! will become void if work is not started within 2 months or not
completed within 6 months). BUILDING ACT 1975 AS AMENDED.
Failure of any of the mandatory inspections will result in additional inspections to be carried out at the Owners/Builders expense,
Any enforcement action required through non-compliance issues will be undertaken at the Owners/Builders expense.

Note: A certificate from a competent person may be accepted under provision of Building Act & Building regulation as amended.

STANDARD BUILDING REQUIREMENTS

1 All Driveway cross overs, over the verge is to be max 1:25 gradient

2 All Glazing is to be certified by the manufacturer, Certificate to state - Glazing complies with AS1288, AS2208 and BCA as amended

3 All wet areas to comply with BCA 3.8.] as amended

4 — All work shall be carried out in accordance with: plans, specifications, Building Act/Standard Building Regulation/Building Code of
Australia/Australian standards, and any directions given by The Certifier Pty Ltd.

5 Any cutting or filling of the site or construction of retaining walls or other structure on the site, shall not jeopardise any existing overland
flow drainage system or cause ponding or nuisance from stormwater to neighbouring properties.

6 Applicant to apply to Local Authority to carry out works on Crossover or Kerb Channel prior to commencement of works

7 Applicant to apply to locat Authority to remove any protected vegetation affected by proposed works

8 Ceiling heights of rooms to comply with BCA 3.8.2.

9 Combined height of any retaining wall and safety fence is not to exceed 2 metres above the level of the natural ground service

10 Comply Fully with Energy Efficiency Requirements of the BCA

11° Construction in bushfire areas to comply with BCA 3.7.4 as amended and relevant council policies

12 Construction to conform with the relavent AS1684 for the wind area designated

13° Driveway Maximum Gradient to be 1:5

14 Driveway crossings and storm water connection shall be constructed to Council standard requirements.

15 Dwelling must not exceed 8.5m from natural ground level

16 Glazing to comply with BCA 3.6 and AS 1288:2208 as amended

17 Gutter and Downpies shall be fitted to comply with BCA 3.5.2 and AS3500 3.2 as amended

18 INSPECTIONS {Dwellings)The following inspections are required to be carried out as the devclopment proceeds - 48 hours notice for
inspection to be given by the person carrying out the building work at the following stages of building:
(i) the final stage - at the completion of all the building work mentioned in schedule 8

19 install Water Saving systems in accordance with Local Government Plannining Policies and Scedule 25 of the Queensland Development
Code as Ammended. Water Saving Systcms include Water Tanks, Dual Reticulation, Communal Rainwater Tanks or Stormwater Re-use
