                 2.3.1 Beach Road Holiday Homes
Beach Road Holiday Homes is comprised of 48 detached dwellings offering visitor
accommodation in two, three and four bedroom configurations, the latter of which may
accommodate up to ten guests. Based on available data for 36 of the dwellings, there is an
average of 3.4 bedrooms per dwelling?.
At present, 22 homes participate in a common rental pool and another six houses are
independently rented. The remaining 20 houses are not under a rental scheme and many
are used exclusively by the property owner (and their friends and relatives) or rented
infrequently. In addition to the accommodation, the estate also offers common guest
facilities such as large entertaining areas with BBQ facilities, tennis court and a leisure
centre including two swimming pools, hot tub, games room and a children’s playroom.
The upscale nature of the Beach Road Holiday Homes command higher room rates, with
published room rates (off-peak) ranging from $270 per night (two bedroom) to $500 per
night (four bedroom) with minimum stays of two to five nights required. Rates can be
considerably higher during peak periods, and many rental homes are used by their owners
                 during holiday periods.
Guests staying in the 28 Beach Road Holiday Homes that are available as part of the letting
pool, or let by the owners directly, would fall within the “Other” accommodation category
reported by the International and Domestic Visitor Surveys for Noosa Shire. However,
almost all of the 48 homes, including those not actively in the letting market, would also be
used as holiday accommodation by their owners and visiting friends and relatives of those
                 owners.
