1. Introduction

1.1     Background

Green Tape Solutions was engaged by Sarah Pearson to undertake an ecological assessment of a site
located at 327 Kinmond Creek Road, Cootharaba (Lot 1 RP 184574) (also referred to as the ‘site’). The
report has been prepared in support of a development application for the site.

This report identifies the ecological values associated with the site, the potential presence of threatened
species listed under Local, State and Commonwealth legislation, fauna and flora habitat and ecological
corridor values. This report also assesses potential impacts associated within the proposed development
and where required, provides mitigation measures to ensure that the proposal complies with relevant
environmental legislation.


1.2     Proposed Development

The proposed development on the site consists of a new dwelling house, associated outbuildings and
driveway. An existing cleared vehicle track provides access to the proposed development site from
Richards Road, however access might be upgraded as part of the proposed development. The proposed
concept plan for the development is provided in Figure 2.

The development will require some removal of vegetation on site.


1.3     Site Description

Table 2 provides the details of the development site. Figure 1 depicts the location of the site.

The lot is currently vacant and does not support any existing infrastructure.

The site is fully vegetated and supports remnant native vegetation. Site vegetation forms part of a larger
patch of remnant vegetation that extends to the south-east and east of the site. A description of these
communities is provided in Section 4.0.
