4 Visual Assessment
4.1 Visibility Analysis
The visual catchment for the boat shed is confined to the local scale of Noosaville, including the units at the
end of Russell Street, the foreshore picnic area of Munna Beach, Russell Street, and from the Noosa River
(Figure 4-1).
The most sensitive receptors are from the units at number 5-7 and 9 Russell Street, whose balconies overlook
the subject land. The following assessment determines the extent to which the boatshed impacts on local
character and the visual amenity of adjoining uses comparing the previous boatshed (prior to its removal in
mid-2017), the existing partly-built boatshed and the proposed modified boatshed based on photomontages
prepared by NRA co-lab (Appendix A), using photographs obtained from four balconies of the adjoining
townhouses 2. Some residents also provided photos overlooking the shed at various times of the day, including
historical photos of views from their balconies overlooking the pre-2017 boat shed and vegetation.

caravan park or the boat ramp. However, the removal of vegetation in 2017 opened up the view of the buildings
and they appear visible on the skyline. Although a boat shed is consistent with the coastal character of the
