Visual Assessment Report
0B1B2BNoosa Boat Shed
The proposed modified boatshed (Figure 4-23) although considerably lower in height than the existing part-
built shed, will obscure some River views from the balcony of apartment 3, but will retain longer views to the
River mouth. The current proposal will also result in a wider field of view incorporating more river views than
was possible in the pre-2017 scenario, given the existing intervening vegetation on the subject land. An overall
minor improvement to the quality of this view will be achieved
Viewpoint 8 Views from Riverhaven – apartment 4 (second floor)
As seen from the second floor balcony of Riverhaven (approximately RL 8.050m), pre-2017 photographs show
that the boatshed is lower than the existing structure (Figure 4-24), however, vegetation on site obscures most
water views, including the background view to the Noosa Spit Recreation Reserve. In comparison, Figure 4-
25 illustrates the expansive views from this viewpoint, which takes in foreshore vegetation and the existing
boatshed, set against a backdrop of the Noosa River and the River mouth, and the conservation areas of
Noosa North Shore and Noosa Spit Recreation Reserve.
