Figure 4-27 Visualisation from V8, apartment 4 of proposed boatshed and refurbished patrol building (Photomontage prepared by
              NRA co-lab)

The part-built (2018) existing boatshed and the proposed boatshed, although taller than the pre-2017 shed,
still maintain the background water views and skyline features from this viewpoint, however, the reflective
sheet roofing of the existing shed provides significant glare during parts of the day (Figure 4-26). The
combination of the proposed reduction in building height and landscaping help to screen views of the boatshed
from apartment 4, and where there are glimpses through, the darker colours and use of timber will help to
reduce reflectivity, and the proposed planting will also soften and diffuse sun glare (Figure 4-27). An overall
minor improvement to the quality of this view will be achieved.

Viewpoint 9 Views from Riverhaven – apartment 5 (first floor)
Views from the balcony of Unit 5 (VP9) are semi-enclosed by existing vegetation although the existing
boatshed is visible due to the low angle of view. There are no water views from this viewpoint. The shed is
dominant from this view, due to its height but in part to its pale colour (Figure 4-29). The photomontage from
this balcony (Figure 4-30) illustrates that the reduced height, dark colours and landscaping of the modified
boatshed help integrate the buildings into the parkland setting, and will be barely discernible between the
vegetation. An overall improvement to the quality of this view will be achieved.
