Visual Assessment Report
0B1B2BNoosa Boat Shed
6 Conclusion
With respect to the local area character, the QBFP boatshed site is located beside the Noosa River within a
coastal setting in an urbanised part of Noosaville, with surrounding land uses including parkland and nearby
unit development, typically to 3 storeys. Apartments and commercial or maritime uses dominate the Noosaville
waterfront, including holiday units, boatsheds, boating hire, ferries, berths and pontoons, and parks. The
subject land itself has had a long history of use as a State Government fisheries patrol site, with boatsheds
and activity being located on the site since the 1970s. In this context, both the existing part-built boatshed and
the proposed modified boatshed are not inconsistent with the historical and current riverfront character, and
are within both the current and the draft Planning Scheme’s ‘probable solution’ building height of 8m.
However, the existing part-built boatshed is visible from the balconies of adjacent apartments, and is more
visually prominent than the pre-2017 boatshed due to an increase in height and the use of pale metal sheeting,
as well as the removal of mature vegetation which now exposes the building to a wider field of view.
The proposal to reduce the existing boat shed’s height by approximately 1.3m will mitigate most of the impacts
on visual amenity when viewed from Noosa River or from Russell Street apartments. Architecturally
redesigned, the proposed modified boatshed will be low-rise, and will not result in a significant loss of views
nor diminish the quality of views from most receptors. The use of natural materials and finishes and
landscaped surrounds also helps to screen and soften the built form. The resulting modified boatshed and
renovated patrol building represents a contemporary design which is both functional and consistent with its
coastal setting, and provides some improvement to the quality of existing views. The modified boatshed as
proposed is therefore considered appropriate development for the NFBP site with respect to visual amenity
outcomes.
