5. ADVICE & INFORMATION
Patrick Murphy, Coordinator Planning – Comments
1. The proposed changes are to be assessed as a minor change to the existing
development approval – MCU15/0109.
2. In addition to the amended built form the application would need to seek approval for an
additional dwelling unit, thereby amending the existing approval from 39 dwelling units
to 40 dwelling units.
3. Total GFA exceeding the scheme requirement is unlikely to be supported. However, it
is noted that the definition of GFA under the Noosa Plan 2020 differs from the Noosa
Plan 2006. In this regard, areas previously included as GFA – such as staircases above
the ground floor – are no longer included. It is likely that a recalculation of the GFA based
on the Nooa Plan 2020 definition will demonstrate that the proposal complies with the
current planning scheme.
4. A Floor plan was provided for the meeting – an application would need to include a full
set of plans including:
Site Plan
Elevations – including details of colours and materials
Floor plans
Landscape plan showing how the building/courtyard area will be screened
5. During the meeting it was advised that it is intended to provide a car wash service to the
residents of the Parkridge Development. An application will need to include:
Details of who is operating the car wash – is it the occupier of the manager’s
residence or an external party
Confirmation that the car wash service is limited to the occupants of the
Parkridge development
What equipment is to be used for car washing – ie. Compressors, pressure
washer etc
Updated Stormwater Management Plan - demonstrating how car wash water is
to be treated and capacity of the existing infrastructure noting the increased
roof area associated with the increased footprint of the ‘site maintenance shed’
6. A new Infrastructure Charge for 1 extra dwelling will apply
7. It is noted that the existing reconfiguration approval for the site would also require
amendment (REC17/0022). On the basis that the change would not require changes to
existing conditions this could be dealt with as a Generally in Accordance application.
Diogo Carrico, Development Engineer - Comments
