RE: Medium Impact Industry (Alcohol Distillery) and associated Bar

Please accept this letter in support of the proposed Medium Impact Industry use and Bar, which will involve
the conversion of the existing industrial sheds at 9 Rene Street, Noosaville to the Seabourne Gin Distillery
production facility and associated bar. It is noted that the bar will be used to accommodate product tastings
for distilled alcohols produced onsite, as well as the sale of alcohol and food onsite for consumption by the
public.

It is understood that the proposed land uses will take place within the existing building onsite, which has a total
Gross Floor Area of 254m?. Further, the ‘Bar’ aspect of the use will remain associated with and ancillary to the
dominant use onsite, being the Medium Impact Industry Gin Distillery. The ‘Bar’ aspect of the use is understood
to comprise the following aspects:

¢ 80m? of Gross Floor Area (174m? remains to form the Medium Impact Industry use);

¢ Seating for 60 or less people;

¢ — Selling liquor for consumption on the premises;

e Selling food on the premises, prepared either on or off site;

¢ May comprise an entertainment activity, such as live music on occasion;

¢ Operating hours will be limited to Friday 4pm-10pm + Saturday and Sunday noon-10pm;

In addition to acknowledging and supporting the above aspects of the proposal, | include the additional
comments:

Seabourne Distillery, although young, is already a multi-award winning distillery on the world stage. The
business is a positive reflection of Noosa and adds to the community and tourist experience alike. The business
is focussed on the ultra-premium market, which aligns well with Noosa.

It is understood the distillery’s tasting room (i.e. Bar) will be sophisticated and high-end offering patrons a
unique, sit-down experience and education on utilising the award-winning spirits.
