GENERAL COMMITTEE MEETING AGENDA 13 NOVEMBER 2017

The timing of the development allows for the design outcome to consider the design of Council’s
planned upgrade works to the Hilton Terrace-Ernest Street intersection. The resultant outcome
provides for a development which will integrate positively with the improved pedestrian
arrangement resulting from the intersection upgrade. Users of the new development will therefore
be able to safely navigate to and within the proposed development.

The pertinent issues arising out of the above table and the assessment against the codes are
discussed below:
Built form - Eaves
The building design incorporates wide awnings along the front of the building and includes large
outdoor dining areas in front of the tenancies along the northeast and southwest portion of the
building facing the street. These features compliment the character of the surrounding area and
provide for casual outdoor dining and meeting opportunities. The reduced extent of eaves is
associated with the southern elevation and is due to the sewer located along this boundary and is
acceptable.
