Dear Sir/Madam,
Submission -Re Application MCU22/0115
9 Rene St Material Change of Use
We are the owners (via our Superannuation Fund) of the western neighbour of the
above property at 11-13 Rene St. at Noosaville and make the following submission
regarding the proposed development. There are three matters which are relevant.
(a) Car Parking
The submission does not have any on-site parking either for staff or customers.
Consequently, all parking will be on Rene St or Leo Alley Rd.. Only five vehicles
can park in front of the site against the curb with the rest either across the road or
much further away. Pedestrian access therefore requires consideration.
(b) Pedestrian Activity
Pedestrians are rarely an issue in industrial areas but must be considered in this
case. Rene St is the entry to the industrial area and pedestrians crossing Rene
St to this site need to be wary as it is wider than normal in that location. If this site
will operate after daylight hours lighting needs to be considered. I believe Council
will need to significantly upgrade the footpath in front of the premises down to
Leo AIIey Rd. That footpath is not now suitable for regular pedestrian use to an
establishment of this type (women in high heels, wet weather etc) and customers
and staff will be forced to use the road.
(c) Boundary Fence
The front half of the property on our boundary is not fenced and is about two
meters higher than the land on our side. It is not a problem in daylight hours, but
in an environment where people are walking and drinking it will need fencing or
some other measure of suitable height for safety.
Other than these safety matters We have no objection to the use proposed.
Regards,
R. W. (RO
