     2.1. Existing Site Description
The location of the proposed development site is 21 Jirrima Crescent, Cooroibah, identified as Lot 46 RP 136461.
The site has an area of 43,885m² and is located within a rural residential zone in accordance with the Noosa Plan
2020.

Review of the Noosa Shire Council Intramaps flood layers, including the Flood Hazards Overlay, has identified that a
drainage feature through the site is located within the Flood Hazard Overlay requiring compliance with the relevant
sections of the Flood Hazard Overlay Code.

Discussions with Council have identified that an upstream culvert crossing within Jirrima Crescent effectively governs
the required flood immunity that the driveway and causeway crossing to the proposed future lot would be required
to achieve.
