development, the proposed development will provide a net reduction in demand for off-site parking and will not adversely impact the surrounding road network. 4.9 GEOTECHNICAL The proposed development will involve earthworks on a sloping site which is mapped as being in landslide hazard area in the Noosa Plan overlay mapping. A geotechnical report (refer Appendix E) has been prepared by Core Consulting that assesses the stability of the site and includes recommendations for the construction of the proposed development and protection of the adjoining development. The recommendations include construction techniques throughout the preparation and construction phase of the development, with the earthworks to be supervised by a geotechnical engineer. The report also provides recommendations for footings and drainage works. Subject to the implementation of the recommendations of the report, the site is considered to be very low to low risk of instability. 4.10 INFRASTRUCTURE SERVICES The subject site is currently connected to all essential urban infrastructure. Stormwater will be collected and held to predevelopment levels via an internal detention tank before being released to the legal point of discharge at the existing kerb channel in Duke St, as per the Stormwater management plan included in Appendix C of this report. All internal water, sewer, telecommunication and electrical connection will be finalised during the detail design stage of the development. PLANNING REPORT – Revision A May 2023 P a g e | 29
