The application seeks a Development Permit for Material Change of Use for Detached House on land located at 44 Seaview Terrace, Sunshine Beach described as Lot 58 on RP81810. The property is situated in the Eastern Beaches Locality within the Detached Zone under The Noosa Plan. The proposed Detached House is subject to Code Assessment as the site is subject to the Coastal Protection Area Overlay. Planning support is justified on the following grounds: The proposal is a consistent use under the Noosa Plan 2006; The proposal generally complies with the applicable provisions of the Noosa Plan 2006. Where the probable solutions of the codes are not met, compliance with the specific outcomes has been demonstrated; The proposed development can be achieved with no detrimental impact on the existing streetscape or neighbourhood amenity; and The proposed detached house position within the Coastal Protection Area is in line with and consistent with existing built form included along Seaview Terrace, and maintains a significant vegetation buffer (30m approx.) between the proposed dwelling and the foreshore/dunes, thus ensuring that adequate coastal protection is achieved.
