this BMP. However, they have not been used in this BMP to revise the radiant heat exposure
assessment or to propose alternative BPZs to those shown in the overall development layout plan.
Rehabilitation within the western part of proposed lot 8 will seek to restore RE 12.3.4 in the north-
western corner of the rehabilitation area and RE 12.3.11 in the balance of the rehabilitation area. The
existing cleared track through this area provides a bypass for the waterlogged area affecting the QPWS
fire break and fire trail and will be retained.
Proposed lot 8 also includes a fire trail which is located between the bushland vegetation that will be
retained and rehabilitated within the western part of the site and the building pad within this lot.
A small wetland area in the northern part of proposed lots 3 and 4 will be rehabilitated with flora
species from RE 12.3.11.
Access and egress for proposed lots 4, 5, 6, 7 and 8 will be via driveway connections to a private cul-
de-sac extension of Sail Street. Access and egress for proposed lots 1, 2 and 3 will be via driveway
connections to Lake Weyba Drive.
The proposed development will be connected to mains water and will have appropriate access to
hydrants.
2.3 Natural hazards overlay – bushfire mapping
V2
The superseded Planning Scheme, Natural hazards overlay – bushfire mapping (Bushfire overlay map)
for the site is shown in Figure 2.1. It identifies the site as being subject to high potential bushfire
intensity and potential impact buffer. Verification of the bushfire hazard areas shown in the Bushfire
overlay map is provided via the bushfire hazard assessment in Chapter 3.
Please note, in this BMP the terms ‘bushfire prone area’ and ‘bushfire hazard area’ have the same
meaning. Both terms mean an area of vegetation that is determined to have a potential bushfire
ft
intensity ≥ 4,000 kilowatts/m (kW/m) and the land within 100 m of this vegetation.
