5 Bushfire hazards associated with the proposed development
This chapter identifies potential bushfire hazards associated with the proposed development.
5.1 Lot layout
The proposed lots will be of sufficient size and dimensions to accommodate a dwelling and ancillary
buildings or structures and to maximise their separation from hazardous vegetation.
5.2 Land uses
The proposed development will not involve community and infrastructure uses or hazardous materials
storage in bulk as defined in the superseded Planning Scheme.
5.3 Fire-fighter water supply
The proposed development will be connected to mains water and will have appropriate access to
hydrants.
5.4 Access and egress
V2
Access and egress for proposed lots 4, 5, 6, 7 and 8 will be via driveway connections to a private cul-
de-sac extension of Sail Street. Access and egress for proposed lots 1, 2 and 3 will be via driveway
connections to Lake Weyba Drive.
The proposed development does not involve long access driveways which can result in inefficient
access to buildings for fire-fighting appliances. Building pads are located adjacent to the private cul-
de-sac extension of Sail Street and Lake Weyba Drive.

5.5 Fire trail
ra
A fire trail is proposed within proposed lot 8 to facilitate fire management operations, ie vegetation
management and prescribed burning, in the vegetation that will be retained in the western part of the
site.
The fire trail within proposed lot 8 will be designed and constructed in general accordance with
D
relevant design criteria for ‘fire access tracks’ in the superseded Planning Scheme.
5.6 Existing track
The existing track located in the western part of proposed lot 8 will be maintained clear of vegetation
and in a trafficable condition.
The existing track can be used by the QPWS and emergency services to bypass the waterlogged land
adjoining the north-western corner of the site.
5.7 Bushfire protection zone covenant
The BPZs shown in the overall development layout plan in Appendix 1 will be established as a covenant.
The purpose of a BPZ covenant is to provide a legal agreement between the future owner of a lot with
a BPZ and the Noosa Council to ensure that the lot is used and maintained in a way that provides
appropriate bushfire protection for a dwelling built on the lot and does not compromise the
effectiveness of any BPZs on adjoining lots.
