Unit 9-10/30 Hastings Street, NOOSA HEADS, 4567, Lot 30 on SP307674

                                     Objection by Kris Chapman, Owner

Unit 24, The Hastings, 30 Hastings Street, Noosa Heads, 4567, Queensland.

Thank you for the opportunity to review the plans for the proposed development of the now merged Unit 9
& Unit 10 within The Hastings complex. Thank you also for correctly amending the incorrect application
number that was posted with the original signage. Correcting this has allowed me to properly review and
respond to this application.

I have taken time to review the proposed plans together with the provisions outlined in the Noosa Plan 2020.
Let me say from the outset, that in general terms I am positively inclined towards the idea of sympathetic
improvement and development opportunities within the unique offering that forms The Hastings complex.

The Hastings beach houses were established in 1984. Designed by renowned Queensland architect, Gabriele
Poole, this innovative design consisted of 25 two-bed townhouses, constructed on site within the grounds of
the complex. Each beach house was of equal size and placed onto each site with attention to privacy, green
space, light and shared amenity. The complex celebrated the natural environs of Noosa and helped to
establish and maintain the special nature of Noosa with respect to natural habitat and green space.

Although the size of each individual land plot within the complex varies (smallest 77sqm to largest 125 square
metres, prior to merger of Units 9 &10), each beach house took up the same built footprint and provided
guests and visitors alike with a natural green corridor that to this day, provides a unique and natural
environment located between the not insignificant Sebel apartments and Bay Village developments that form
the precinct between the Noosa River, Noosa Parade and Hastings Street.

At this stage, the complex and its ratio of green space and open air remains the only green corridor of its kind,
providing habitat for nature including the protected bush turkeys that are part of the local fauna.

The Hastings beach house designs were innovative and clearly helped to establish the character and emerging
identity of Noosa as a resort destination and continue to contribute to that character today. The complex
offers a unique alternative to the multiple box-style apartment accommodation that adorns the strip.

Over the years, many owners have taken it upon themselves to renovate and update their holdings but to
date, each of these have been largely respectful of the environment, footprint and position within a
Community Titles Scheme. Updates and renovations have been largely sympathetic and in keeping with the
principles of privacy, orientation, shared amenity and green space. As an owner, ratepayer and regular visitor
to Noosa, these are qualities that I value highly. Understanding that each owner is only able to utilise 45% of
the available site space, it is my understanding that improvements and developments until this time, have
respected and met these requirements.

Specifically in relation to this proposal, it is my view that the scale and volume of the proposed development
are completely out of character with the location within The Hastings complex.
