1. Introduction This report details the results of a geotechnical and acid sulfate soils (ASS) investigation undertaken for a proposed residence at 11 Ravenwood Drive, Noosa Heads. The investigation was performed by Tectonic for Sunshine Beach Noosa Developments Pty Ltd, generally in accordance with Proposal P25064-Rev0 dated 7 February 2025. The investigation comprised a site walkover and drilling of boreholes at two locations, in situ soil strength testing and environmental laboratory testing. This report summarises the results of the investigation and provides geotechnical recommendations regarding earthworks, footings, temporary and permanent retention and groundwater management, together with an assessment of the extent and severity of ASS, and an ASS management plan. 2. Proposed Development Architectural drawings supplied to Tectonic (Ref. Chris Clout Design [CCD], Project Name. River Oasis, Sheet Nos. C0.0 to C5.5 [20 sheets], Issue Preliminary Concept, dated 30 May 2025) indicate that the proposed new residence will comprise a two-storey building over a two level basement. Construction will likely comprise rendered masonry, with suspended concrete upper floors and roof. An arc shaped pool will be positioned adjacent to the lower floor level in the north-eastern corner of the site, being setback about 2 m from the existing canal revetment wall. Concrete steps are also proposed off the eastern edge of the house down to the revetment wall. Plans suggest that a pontoon is also proposed as part of the works. The architectural design indicates that excavations for the basement level will generally be about 7 m deep, however will range up to about 8 m deep for a car lift pit. Excavations for the pool are indicated to range up to about 1.5 m deep, with negligible filling proposed across the site. It is understood that engineered shoring is proposed around the full perimeter of the basement. Preliminary information provided by SCG indicates that serviceability loads (contact pressures) beneath the basement floor slab would be in the order of about 55 kPa. Text Figure 1 overleaf provides a layout plan and cross-sectional view of the proposed development. Geo-environmental Investigation Proposed Residence 4 June 2025 | 25040-001-Rev1 1
