The access driveway to Lot 158 is the existing gravel access driveway. The existing
driveway is constructed in accordance with the requirements of an access driveway in a rural
area. The proposal does not increase the amount of traffic utilizing the driveway and
therefore is suitable for the purpose.

The access driveway to Lot 49 incorporates the existing crossover at the Cooroy Belli Creek
Road frontage and the existing driveway access to the house. It is noted that approximately
16 metres from the existing crossover will also be utilized by proposed Lot 429. Except for
the shared part of the driveway, the existing driveway is constructed in accordance with the
requirements of an access driveway in a rural area. The proposal does not increase the
amount of traffic utilizing the driveway and therefore is considered to be suitable for the
purpose.

The proposed access driveway to the house site area of proposed Lot 429 has been
designed by Long View Consulting and supplied within the Response to the Information
Request and stipulates a two-coat seal for the first 16.78 metres from Cooroy Belli Creek
Road and a gravel pavement between chainages 16.78 and 358 at the house site area.
The proposed driveway runs along a broad ridge.

The proposed development of the subject properties does not warrant the construction of
sealed access driveways to the parking and manoeuvring areas of the proposed Lots and
the reports prepared by the Engineer and Geotechnical Engineer do not recommend a
sealed driveway with the exception of the part of the driveway shared by 2 Lots.

Accordingly, the applicants request that Condition 7 is amended to:

CONDITION 7: Property Access and Driveways

A gravel access driveway must be provided from Cooroy Belli Creek Road to house
site area of Lot 429, except for the part of the driveway utilized by Lots 49 and 429;
which must be a sealed driveway. The driveway crossovers must be upgraded to
rural driveway standard. The works must be undertaken in accordance with an
Operational Works approval and generally in accordance with:

a. Council standard drawing RS-056;

b. “Response to Information Request — Report”, Version 2, project No. 20.029,
prepared by Long View Consulting Engineers, dated 24 August 2021; and

Cc. “Slope Stability Assessment — Proposed Lot 429”, 20362-001-Rev0, prepared
by Tectonic Geotechnical & Environmental Engineers, dated 28 July 2021.

We thank you for your consideration in this matter and we look forward to Council's
response to the representations.

Yours faithfully

Mbbde~

Max Watterson
