6.1 Desired Environmental Outcomes
The most relevant desired environmental outcomes that need to be considered include
the following:
COMMERCIAL & RETAIL USES
A hierarchy of centres with a range of Commercial and Retail business uses provide suitable
levels of amenity, service and access to the community, consistent with the community’s
location and needs and is based on:

ii. …
iii. protecting the long term viability of the Shire Business Centre as the principle
business, retail and administrative centre;
iv. recognising that it may be necessary to increase floor space in existing centres to
meet changing needs, provided any increased floor space does not impact on the
successful operation and development of the Shire Business Centre;
v. …

The proposed development is for a business use over part of the subject land. The
proposed development provides for about 1,182m² of floor space, which is of moderate
scale for the locality. The development is well removed from the Shire Business Centre

and will not significantly impact upon the Neighbourhood Centre at Peregian Beach.

Further, there is likely to be significant community benefit for the proposed IT Enterprise
Digital Hub in the Peregian Beach locality, which is desirable from a town planning
perspective by providing additional choice.
The proposed development will not adversely impact upon the development of the Shire
Business Centre and does not compromise any of the DEO’s for commercial uses.
