The subject land contains a stormwater drainage easement, shown in green on Figure 1,
which traverses Lot 95 and is located along the northern boundary of Lot 94.

The subject land does not contain any significant vegetation and falls gradually from the
north east to the south west. In the south western corner of Lot 94, the land falls away
more steeply towards the south and Rufous Street. A detailed survey of the land is
provided as Attachment 1.

4. Background

The proposed development is in accordance with a Master Plan, which was adopted by
the Council at the Ordinary Meeting on 10 March 2016. A copy of the Master Plan is
provided as Attachment 2 (extract provided as Figure 2). The Master Plan is also to be
