Bushfire Hazard Assessment and Management Plan

In the event of a bushfire emergency where a bushfire were to cut off resident egress to the south via
the internal access driveway, residents can still egress the dwelling/property to the north via the cleared
paddock north of the dwelling and then through the neighbouring property at 112 Davis Rd. This
adjoining property is mostly non-bushfire prone vegetation (Macadamia orchards, grassed paddocks,
landscaped gardens) and would allow for safe access out to Davis Rd to the north, away from a bushfire
that might be advancing from the south. Access through this adjoining property could be achieved on
foot or by vehicle, due to the existing driveway which accesses the existing dwelling on that property,
which is proximal to the boundary with the subject property at 178 Davis Rd. This neighbouring driveway
is easily accessible from the subject property at 178 Davis Rd, downhill via the cleared grassy paddock
and through a basic wire rural fence.

In terms of emergency vehicle manoeuvring at the house, the site plan shows that the driveway
turnaround area adjoining the dwelling is wide enough and of a suitable grade to allow for an emergency
vehicle (rural fire appliance) to stop and turn around safely.

4.7 Electricity Supply

The proposed development will have access to mains electricity supply. Where practicable, electrical
transmission lines will be installed underground.

4.8 Water Supply

The site does not have access to a reticulated water supply. The proposed dwelling will have the
required minimum level of stored, dedicated, on-site water supply for fire-fighting purposes, in the form
of a 5200 litre water tank, with suitable fittings, located next to the driveway turnaround area, adjoining
the dwelling. This complies with AO3.2 of the Noosa Plan 2020 Bushfire Hazard Overlay Code.

4.9 Climate Change and Fire Weather – Projections for 2050

Climate change can act in two ways to affect fire behaviour. First, it is likely to exacerbate the fire-
weather risk on any given day, leading to increased frequency or intensity of extreme and very extreme
fire-weather days particularly within the fire season. Secondly, an increase in the accumulated fire risk
over a year might represent a longer fire season and a reduction in the number of days suitable for
prescribed burning.

It is recommended to review this document and associated bushfire procedures at the site over the
coming decades in response to any potential increases of bushfire risk from climate change.

4.10 Emergency Response Procedures

An onsite fire management and evacuation strategy should be developed and available to implement in
the event of an emergency. In the event of a pending fire emergency, assistance is to be obtained by
contacting dialling 000.
