Geotechnical Report
the buried services invert levels would be approximately between 1.2m and 1.5m below the existing surface levels beyond the north-eastern site boundary. It is recommended that the loads from any of the proposed structures do not intersect the zone of influence of the Unitywater asset. Whilst the currently available information does not indicate that the sewer line will be in close proximity to the proposed footings, we recommend that the invert level of the pipe be confirmed, and, if applicable, the design engineer should ensure that no loads from the new footings will impact the sewer main. Locally, in the unlikely event of any potential issues, this may require deeper pile footings founded below the sewer pipe invert levels. 6.9 Overall Effect of the Development on Stability We do not consider that the development will have any detrimental impact on the stability of the site. This is on condition that the design and construction of the proposed development is completed in accordance with the geotechnical advice presented in this report. 7 CONCLUSION We consider that the site is suitable for the proposed development. The geotechnical advice presented in the preceding sections of this report are intended to achieve “Acceptable” levels of risk of instability of the site and to control future risks. The above recommendations address geotechnical issues only and other conditions may be required to address other aspects. 8 GENERAL COMMENTS The recommendations presented in this report include specific issues to be addressed during the design and construction phase of the project. In the event that any of the advice presented in this report is not implemented, the general recommendations may become inapplicable and JK Geotechnics accept no responsibility whatsoever for the performance of the structure where recommendations are not implemented in full and properly tested, inspected and documented. The long term successful performance of floor slabs and pavements is dependent on the satisfactory completion of the earthworks. In order to achieve this, the quality assurance program should not be limited to routine compaction density testing only. Other critical factors associated with the earthworks may include subgrade preparation, selection of fill materials, control of moisture content and drainage, etc. The satisfactory control and assessment of these items may require judgment from an experienced engineer. Such judgment often cannot be made by a technician who may not have formal engineering qualifications and experience. In order to identify potential problems, we recommend that a pre-construction meeting be held so that all parties involved understand the earthworks requirements and potential difficulties. This meeting should clearly define the lines of communication and responsibility. 36409UR 13
