Re: Proposed Development ‘Have Your Say’ – Development Permit for Material Change of Use of
Premises to establish a Relocatable Home Park (Community and Affordable Housing) at 55 & 70
Carpenters Road, Cooroy (Council Reference: MCU22/0039)
We are the Property Owners of 1 Jarrah St Cooroy & 1A Jarrah St Cooroy and the Directors of Sutton’s
Cleaning Service that operates from 1 Jarrah St Cooroy (Cnr of Carpenters Road).
Sutton’s Cleaning Service has been owned & operated by the Davies family since 1980. We relocated to 1
Jarrah St in 2005 and during this time we have noted the growth within community and the shortage of
affordable housing within the region. As community members and local business owners, we acknowledge
Noosa Council has to ensure growth prioritizes the wellbeing and safety of our community, and be
sustainable. To take this into full consideration we feel the entrance into Carpenters Road hasn’t been
considered a high enough priority.
Sutton’s Cleaning Service at present has 28 company vehicles including 21 heavy vehicles, 21 staff and
delivery trucks transitioning from the depot at various times of the day and night. With the Proposed
Development accessed by Carpenters Road we have high concerns for the welfare and safety of our staff,
pedestrians and residents accessing Carpenters Road via the current roundabout.
Suttons Cleaning Service has implemented a WHS approved Traffic Management Plan (TMP). This,
combined with our Chain of Responsibility obligations ensures we meet our legislative requirements in relation
to Risk Management, Managing Vehicle and Pedestrian Movement, both within the Depot and Entering and
Exiting the Depot, Incident & Accident Procedures and more. It has been established that the only safe option
for heavy combination trucks to enter and exit the Depot, is entering via Jarrah Street gateway and exiting via
Carpenters Road gateway. These vehicles are up to 19 metres long, and when exiting the Depot, extend from
within our gateway, across Carpenters Road to the roundabout. Any vehicle heading down Carpenters Road
towards the roundabout, will come around a blind corner and could be met with our trucks. Currently
Carpenters Road has very little traffic and no foot paths, however with the amount of vehicle traffic and
pedestrians increasing exponentially with this proposed development, it raises major WHS and public
concerns.
To understand our concerns first hand, we would like to give the Council an open invitation to view a heavy
combination vehicle leaving our depot, as per our approved TMP. If you have any questions or concerns,
we’re also happy to discuss this further with the Council. After living, operating businesses and being a primary
employer within the Noosa Shire for over 43 years, we understand the importance of supporting Noosa Council
with development opportunities while keeping everyone safe.
Yours Sincerely
Cliff & Glenda Davies
