Proposed Rooming Accommodation, 23 Bottlebrush Ave Noosa Heads Traffic Report Rev A 3.3 Parking Layout and Geometric Design The car parking layout has been designed generally in accordance with the requirements of the relevant Australian Standards (AS2890.1), as described following: • Parking spaces are 2.4m wide and 5.4m in length; and • The width of the driveway providing aisle is 6.19m which exceeds the 5.8m required under AS2890.1. Motorcycle spaces are 1.2m in width and 2.5m in length in accordance with clause 2.4.7 of AS2890.1 As required under Council’s plannings scheme, bicycle parking exceeds the rate of 1 space per 2 units. The minimum requirement is eight (8) spaces and the plan makes provision for nine (9) spaces. In summary, the design of the car parking areas generally meets the requirements stipulated in Council’s Planning Scheme and/or the relevant Australian Standards. 3.4 Servicing Given the nature of the development, on-street collection of wheelie bins is proposed. This is consistent with the arrangements at the majority of residential dwellings and smaller residential developments within the area, and will avoid the need for service vehicles to reverse onto or off the site. An appropriate rate for waste generation for these single rooms would be in the order of: • 60L per unit for general (collected weekly); and • 60L per unit for recycling (collected fortnightly). Sixteen (16) rooms might generate in the order of: • 960L or 4 * 240L wheelie bins for general; and • 960L or 4 * 240L wheelie bins for recycling; As shown in the plans included as Appendix A, there is adequate distance along the site frontage clear of the proposed access driveway to accommodate the required number of wheelie bins for collection (i.e. 8 bins). Overall, the proposed refuse collection arrangements are considered to be appropriate given the nature and scale of the development. Our Ref: 2051_TPA968 Page 5 2 June 2025
