REPORT
1. PROPOSAL
The applicant seeks a Development Permit for Material Change of Use for an undefined
Industrial Business (Low impact industry and service industry) and Industrial Business Type 1 –
warehouse at 29 Eumundi Noosa Road, Noosaville.
The purpose of the application is to expand the range of uses available to the existing premises
which has lay partially vacant for some 3 years following reconstruction of the building in 2015 as
a result of fire that destroyed the original building on the site. The existing building has a gross
floor area of 720m².
The range of uses that the applicant anticipates could establish at the site include the range of
uses defined in the Low Impact Industry and Service Industry definitions as regulated by the
Planning Regulation 2017 for new planning schemes developed under the Planning Act 2016
and Warehouse as defined by The Noosa Plan. The applicant maintains that Council has the
capacity to use the document, Guidance for applying the regulated requirements to local planning
schemes produced by the Department of State Development, Manufacturing, Infrastructure and
Planning (DSDMIP) to assist in defining a use definition that is appropriate for this site.
The locality and site plans are provided below as Figure 1 and Figure 2. An image of the building
is provide as Figure 3.
