PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 11 JUNE 2019
Existing Noosa Plan Draft Noosa Plan
No existing corresponding plan.
Draft Short Stay Area
Most significantly, the proposed changes modify the area of the site zoned for development
consolidating development to the south west corner of the site only given the site’s significant
environmental values and hazards and with any development limited to a maximum building
height of 8m and 2 storeys (i.e. consistent with Attunga Heights). Any development within this
area is also still subject to assessment against the corresponding biodiversity and natural hazard
overlay provisions.
Otherwise, the site’s existing zoned Detached Housing and Attached Housing areas on the
eastern boundary are proposed to be re-zoned to an Environmental Management and
Conservation Zone. Doing so reduces fragmentation of the site by development under the current
zoning and ensures that future development is consoldiated and appropriately responds to the
site’s environmental values and natural hazards.
Other than the area proposed to be zoned as Medium Density Housing within the south west
corner of the site, the corresponding provisions in the draft Noosa Plan are considered to more
so reflect the significant natural hazards, constraints and environmental significance of some of
this site.
In relation to the overlays in the draft New Noosa Plan:
The acid sulphate soils mapping illustrating minimal change to area. This mapping has
been updated based on more recent studies carried out;
Biodiversity mapping has been updated to reflect the vegetation on the site;
Bushfire mapping has been updated based on new mapping provided by the Queensland
Government;
Landslide Hazard mapping has been updated based on studies undertaken; and
Koala habitat mapping illustrated no significant changes.
