Dear Sir/Madam

                 Re: OPW23/0137 ~ Lot 339 P 93113, 52 Peregian Esplanade, Peregian Beach

We have reviewed Noosa Council’s request for information dated 29 September 2023 and provide our response
to the Engineering related items.

Issue: Footpath Width

     2. Provide amended plans demonstrating that the proposed development is provided with a 1.8m wide
footpath that spans the full extent of the Peregian Esplande road frontage. The amended plans must
be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland)
and include, but not be limited to:
          a. footpath tapering to occur beyond the prolongations of the shared property boundary.

Response:

We have amended our plans to display the proposed footpath taper to occur beyond the southern boundary. We
note that the northern side is constrained by existing services, and request for Council to reconsider the provided
proposal.

Issue: Stormwater Runoff

3. Provide additional detail demonstrating how stormwater runoff generated east of the proposed grated
drain will be controlled, collected, and discharged without adversely affecting the existing drainage and
safety conditions of the road reserve. The additional detail must be prepared by a suitably qualified person
(RPEQ – Registered Professional Engineer of Queensland).

Response:

The highlighted area Council has suggested consists of an impervious area of 35m2 which, results in a Q10 peak
flow rate of 2 Lt/s and a flow depth over the 3.2m wide driveway of less than 5mm. We are of the opinion this does
not present a safety hazard. Further, we have conducted a site walkover of the Peregian Esplanade street frontage
and confirm that majority of the existing dwellings on Peregian Esplanade discharge in the same manner.

Issue: Sustainable Building Design Code

4. Provide additional detail to demonstrate that the development achieves compliance with Performance
Outcome 2 of The Noosa Plan 2020 – Sustainable Building Design Code. The detail must be prepared
by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland).

Response:

We have amended our Stormwater Management plans to note a minimum storage capacity of 3000Lt per dwelling.

Issue: Cut in Road Reserve

6. Provide additional detail on the extent of earthworks in the road reserve. The additional detail must be
prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland) and
include, but not be limited to:
         a. demonstrate how trip hazards will be eliminated within the road reserve by indicating the full
extent of the transition to the adjoining areas of verge; and
         b. batters that are limited to a maximum grade of 1:10 as per Condition 23c of the Higher Order
                  Approval (MCU22/0161).

Response:

A site based service location was completed by Abletech on 31 August 2022 which confirms existing service
vertical clearances will not be compromised with the proposed works. As an RPEQ this is our duty. The existing
surface grades are in the order of 1:4-1:6 slope which is steeper than Council’s specified maximum grade of 1:10
and hence, is not an achievable outcome. The proposed earthworks in the road reserve will result in reduced
surface grades to existing conditions and will not present any concerns in regards to soil stability.

Further, the proposed 680mm of cut on the boundary is to the underside of the pavement as noted on SCG
drawing 32204-OW3.1. Therefore, the finished ground levels are in order of 430mm below existing levels. These
levels will result in a superior street frontage and landscape amenity which in turn will reduce footpath gradients
and provides a more accessible pedestrian walkway.

Yours faithfully
