MCU22/0048 & OPW22/0089 - Response to Submissions - 222 Gympie Terrace
Subject: Response to Submissions - 222 Gympie Terrace (MCU22/0048 & OPW22/0089) From: Claire Stewart Date: 2022-08-19T02:11:03+00:00 To: Lisa Pienaar, Mailbox Council Mail CAUTION: This email originated outside of Council. Do not open links or attachments if the email is unexpected or unusual. Good morning afternoon Lisa, We have reviewed the two (2) submissions made opposing the abovementioned applications and have prepared a brief response to the issues raised in submissions below: * Increasing the size of operations – the submissions seem to assume that the application will result in a larger lease area however, this is not what is proposed in the application. As set out in the original application documents, a number of vessels are currently inaccessible from the existing landings and this application seeks approval to modify the existing facilities to allow for these existing hire vehicles to be moored more efficiently within the existing lease area and provide safer access to them. It should also be noted that the existing landing currently supports 14 runabouts, 15 pontoon boats, 1 fishing charter and 1 rescue vessel; a total of 31 vessels (already owned by the operator) and the application does not seek approval to change these numbers. * Conversion from boat to jet ski hire – one submission has made an assumption that the applicant intends to change the current offering to include jet ski hire. The application does not seek approval to increase the number of hire vessels or introduce jet ski hire to the existing operation. * Operating outside of the lease area – both submissions have stated that O Boats often operate outside of their lease area. Although the applicant acknowledges that some vessels occasionally extend outside of the lease area, no compliance notices have been issued in this respect. However, as outlined above, the main purpose of this development application is to create a more efficient layout within the existing lease area that will allow the applicant to moor vessels in accordance with the existing lease conditions and Noosa Plan 2020. * Amenity and River views – one submission is concerned about the impacts on the public views and is concerned about extra noise created by the development. We have provided a response to Council’s concerns about amenity in the information response lodged on 1 July 2022. Additionally, as mentioned above the application does not seek approval to increase the current number of hire vessels and as such, will not generate any extra noise. We believe that the documentation lodged with the development application and as part of the applicant’s information request response demonstrate the proposal complies with the relevant assessment benchmarks in the Noosa Plan 2020 and that submissions do not raise any further issues that require further attention. If you have any questions with respect to the above, please contact Mick Sheppard or myself.
