1.0 INTRODUCTION
1.1 Preamble
Duke Environmental was commissioned by Altum Constructions to undertake this
Bushfire Hazard Assessment and Management Plan. This document has been
prepared to accompany a development application.
This Assessment and Management Plan has been compiled generally in accordance
with relevant aspects of the Natural Hazards Overlay Code of the Noosa Plan,
specifically Table 13.9 Bushfire hazard areas and the State Planning Policy (2014).
1.2 Aims
The aims of this study were to:
1) Provide assessment of the subject site with specific reference to Bushfire Hazard
Issues;
2) Provide discussion with regard to the Local and State Legislation.
Specific objectives involved the following:
- Site Assessment (vegetation communities/types);
- Desktop research (existing available government and other information); and
- State and Local Government agency consultation.
1.3 Site Location
The site is located at Resort Drive, Noosa Springs, Noosa Heads and is described as
Lot 6 SP178340 (Precinct E2). The site is located approximately 2.5kms south of
Noosa Heads. Noosa Springs Golf and Spa resort is located to the north-west of the
site on Resort Drive. Residential units are located opposite the site to the west on
Resort Drive, with the golf fairways located behind these buildings. A dedicated but
unformed road reserve separates the site from Noosa National Park on the southern
boundary of the site. A Council Environmental Park adjoins the site to the east.

1.4 Site Characteristics
The site has been historically cleared and is dominated by regrowth with a few
remnant species of Lophostemon confertus, Corymbia intermedia and Callitris
columellaris. The site slopes from the west at 10m to the east at 30m. Lot 7 on
SP178340 to the north of the site has also been subject to historical clearing with the
largest expanse of vegetation dominated by remnant Allocasuarina littoralis and
Lophostemon confertus in the northern corner of the site. This lot has been subject to
historical sand mining and slopes from 12m to 15m in the centre of the site, before
rising steeply to 30m. The site area of Lot 6 is approximately 1.18ha.
